Buying a Home

HOME PURCHASE PROCESS

Once you have found your Dream Home it's time to sit down and write an offer. Your HERRON Realty Agent will assist you through the entire process, from writing the offer to closing. 

Writing the Original Offer – Don't feel intimidated by the long document; let your Herron Realty Agent guide you through the process smoothly. Remember, the seller has the right to counter back negotiating specific parts of the original offer. Some offers have several Counter Offers, others have none or very few.

Earnest Money Prospective buyers often put up what is called earnest money to prove to the seller you are serious about buying the home and that you are making the offer in good faith. This deposit is typically 10% of the purchase price.

Home Inspection – It is recommended you hire a Professional Home Inspector to look for imperfections that can't be seen by the naked eye such as; the structure and foundation, roof, exterior, major systems (electrical, heating, cooling and plumbing) and appliances that will stay with the home. 

The Closing – At the closing you and the seller sign the required legal documents selling the property to you, the buyer. The closing typically takes place at your attorney’s office or lending institution.
